Why AC Maintenance Is Critical in Costa Rica's Humidity

What humidity does to an AC system

On the Pacific coast, relative humidity regularly sits above 80 percent. Your AC removes that moisture all day, so drain lines clog with algae, evaporator coils grow mold, and water can back up into walls and ceilings.

Salt air and corrosion

Near the beach in Jacó, Herradura and Playa Hermosa, salt corrodes outdoor condenser coils, fan motors and electrical connections. Corroded units cool less and fail earlier. Rinsing and coating condensers helps, and a yearly inspection catches damage early.

A simple maintenance schedule

Clean filters monthly. Have a technician clear drain lines and clean coils at least once a year, and every six months for vacation rentals and commercial spaces. Check refrigerant, electrical connections and thermostat operation during the same visit.

Before buying a condo in Los Sueños or Jacó

Ask the age and brand of every AC unit, request service records, check for water stains near indoor units, and have the outdoor units inspected for corrosion. A pre-purchase inspection will flag these problems before they become your problems.

Owning remotely

If you are abroad, empty properties still grow mold when AC is off. A recurring maintenance plan with photo reports keeps the unit healthy and the condo dry.
